Landlord Training: Eviction Process
The objective of the March 15, Landlord Training on the Eviction Process was to familiarize the audience with steps necessary for eviction and remedies for a problem tenant. Thirty-five south side landlords attended the event, held at the Missouri Botanical Garden.
The presentation included an overview of the roll of the nuisance process for the City of St. Louis’ Problem Property Unit, a panel of experienced landlords shared successful and failed remedies in dealing with problem tenants, an explanation of how to effectively provide legal notice to tenants using a professional process server, an overview of the accounting and tax ramifications of a problem tenant and eviction, and finally an explanation of the eviction process; rent and possession, unlawful detainer, breach of lease, judgment enforcement and housing court matters.
Landlords were presented with resources available in the City of St. Louis to help manage their rental property. We learned about the two main types of eviction, the steps necessary for a legal eviction, and steps to take to avoid problem tenants and to remedy the situation before filing for eviction.
Speakers included :
1.Chloe Hollett, J.D., Neighborhood Improvement Supervisor, a graduate of St. Louis University School of Law, formerly a Commissioner for the Civil Rights Enforcement Agency of the City of St. Louis.
2. Police Officer Dave Krapf, a problem property officer for the St. Louis Metro Police District
3. Floyd Wright, a 20+ year veteran landlord and property manager, founding member of the Southwest Property Owners Association, with experience managing his four family rental properties
4. Barto Garcia, owner of Garcia Properties, a residential and commercial real estate company, with experience managing residential rental properties with 1 - 30 units.
5. Stephanie Noecker, a realtor with Equity Missouri and manager of her property, with 10 years experience managing 1 - 18 unit buildings
6. Pat Medley, a professional process server and proprietor of Speedy Courier
7. Allen Jackson, a Certified Public Accountant, Attorney, and landlord, with AJ Tax & Accounting Services
8. Chris Baylor, an Attorney at the Law Offices of Katharyn B. Davis, LLC. His practice is in real estate litigation, including rent and possession, unlawful detainer, breach of lease, judgment enforcement and housing court matters.
Our next Landlord Training will take place on Wednesday, April 9, from 6:30 to 8:30 pm. The topic will be Lead-Based Paint, Renovation, Repair and Painting Program.
