SNHC AWARDS NIGHT A HUGE SUCCESS
On April 2, 2012, approximately 200 people attended the 1st Annual Shaw Neighborhood Housing Corporation Awards Night. The event was held during the Shaw Neighborhood Improvement Association quarterly meeting. Alderman Conway presented each award on behalf of the Shaw Neighborhood Housing Corporation. The actual award was designed by David Weitz of Davlan Engineering . He also designed the Blues Museum award among others. In addition to rewarding developers and public service employees for their hard work and dedication to making Shaw the best place to live, the award night is part of an overall marketing plan to publicize the work of the SHNC and to educate residents on how SNHC can help them. The 2011 Award recipients are:
Best For Sale Residential Development -4059 Castleman Garcia Properties
The Garcia family of companies has made a tremendous positive impact on Shaw. They have taken some of the worst shell properties in the area and turned them into coveted homes. They are not discouraged by homes next to theirs in need of work, and they proactively pursue the properties for future projects. They complete the projects in 5 months and typically sell them within 60 days or less of listing. 4059 Castleman sold for 231,000, 15 days on market and at the highest psf in Shaw at 115 psf. Garcia Properties also completed and sold 4012 Shenandoah sold for 296,000, 26 days on market, at a 114 psf. They are currently working on 4063 Castleman and 4006 Shenandoah.
Best Rental Residential Development 4048 Castleman- Frontier Holdings Chad and Ed Murray
4048 Cleveland- Chad Murray started his real estate career a few years back with a partnership with his dad, Ed. Chad lives in the area and has been investing heavily in Shaw since the beginning. He believes there is great upside in asset value in Shaw and that the neighborhood will continue to grow. His top level renovation at 4048 Cleveland is a testament to his dedication to the area. The 2/1 units are completed with high end finishes and he is getting high end rent (900-950 per month) for the units. All the units were leased shortly after coming to market. Frontier Holdings also developed 2215-2217 Klemm (previous drug house), 4128 Shaw and 3911-15 Botanical.
Public Service Legal work on 4217 Russell- Don Dylewski
Don has been an attorney for the City Counselor’s Office of the St. Louis for 33 years. He has worked for 5 mayoral administrations. He has assembled thousands of tax delinquent real estate parcels for LRA. He lives and was raised in St. Louis. He has always been concerned about quality of life issues and city development.
Best New Developer- Jarrad Holst
Jarrad is a welcome addition to the Shaw Neighborhood. He has renovated or is renovating multiple previous nuisance properties in Shaw. Some of his holdings include 4067 Flad, 4123 Castleman (Problem Property/Drug House), 4041-4043 Castleman (Problem Property), 4122 Shaw, and 4051-53 Russell among others. He takes great pride in his work to help rebuild St. Louis City.
Most Improved Property 4100 Detonty- Courtney McCray
Courtney McCray took the burned out shell building located at 4100 Detonty and turned into a showcase. It is estimated 66,000 cars passed by this home on a daily basis due to it's location across from hwy 44. Now passersby’s see a beautifully done, occupied home which is a great reflection of our neighborhoods continued progress.
