TGNCDC Progressing With Remediation At 4175 Shaw (updated 5/27/2015)

4175 Shaw- The long vacant and abandoned gas station, located on a highly visible corner,  was purchased by TGNCDC at tax sale last year.  With assistance from the Missouri Department of Natural Resources (DNR), the Phase 1 and Phase 2 reports have been completed  and 4 tanks on the site have been removed.  Tetratech recently completed a  final round of soil sampling and the results were positive.  The report showed the site is clear of ground water contamination and clean up estimates are around  $100,000.  TGNCDC has applied for brownfield tax credits to help finish the remediation and we believe the application will be well received.   We hope to have approval by mid August.  While the clean up may be limited,  it will take 6 to 9 additional months before the site is approved with a "no further action"  letter from DNR.  TGNCDC is considering a release of a RFP (request for proposal) in the next few months to start the process of selecting a developer/owner.  Multiple small businesses have shown interest in rehabbing the property using state and federal tax credits and we're excited to reactivate the site in the near future.
