TGNCDC Vacant and Abandoned Property List Leads to Redevelopment of Former Meth Building at 3528 Roger
When TGNCDC combined organizations 2 years ago, one of the first tasks we embarked on was the creation of a vacant and abandoned property list in all three neighborhoods. An extremely devoted intern drove every block and alley in our service area and documented the buildings in need of redevelopment. One building that made the list was 3528 Roger. The building was condemned by the City of Saint Louis based on methamphetamine production and other drug activities. TGNCDC created the high priority list (download below) and facilitates development by contacting reputable developers who may be interested in the properties. Many times these efforts, especially condemned properties, are difficult to secure and take years to unwind. Simone Taffa, Cortona Properties, had some interest in 3528 Roger and TGNCDC provided the owner information. Cortona properties had previously completed high end 2 family conversion to a single family at 4014 Russell and a
4 family conversion to two townhouses at 4059 Shaw. TGNCDC educated the Simone on the State Historic Tax Credit program and he used them on both projects.
Over a period of time, Cortona Properties worked with the owner of 3528 Roger to secure the building. They are also working on the building at 3535 Roger across the street. These buildings fall outside of the historic district and are not eligible for tax credits.
3528 Roger was completely gutted and renovated to a high level. TGNCDC thanks all investors who take risks and are willing to spend time and money to help us continue to build our neighborhoods up. Below are some photos.
